We proudly offer an on-site maintenance team. Submit routine requests via your Resident Portal; please allow 48 hours for a response. For after-hours emergencies, call our main number and press 1 to speak with Milly, our virtual assistant, who will escalate it to our on-call associate.

To make this as convenient as possible, there are several ways to pay rent. Our favorite is through the Resident Portal or Resident Portal Mobile App. Visit the community website and select 'Residents' to login and submit your payment. You can also download the Resident Portal Mobile App on your favorite Android or Apple device to pay your rent. We also accept e-check, MoneyGram, and credit card payments (service fees may apply).
We're also excited to announce that we are now accepting payments with Flex.
With Flex, you choose when and how you pay rent. Each month, Flex splits your rent into two payments: you pay part of your total rent up front and finance the rest with a Flex credit line. You have the flexibility to choose your second payment date to better align with your finances.

Rent is due on the first of the month, with a grace period extending to the third day of each month. Late fees will start on the fourth day of each month.

Upon move-in, residents will be automatically enrolled in the Foxen Property Damage Liability Waiver Program at $20 per month, which ensures you meet the $300,000 property liability coverage requirement in your lease. Please note, this is not personal property coverage; however, you can get a renter’s insurance policy to protect your belongings from your preferred provider. At Modera San Pedro Square, the one-time fees include a security deposit of $600 as well as $64.50 application fee per applicant. Additionally, there are monthly fees, which include the Resident Liability Program for $14, pest control for $1.50, and parcel lockers for $10.
